Austin names the plumber on a job once one pulls a plumbing permit. Before that, the builder is still choosing. Fortific checks every sub-permit on every new build, pool and kitchen or bath remodel, and sends you the ones with no plumber filed.

Kitchen and bath remodels are great work, but they're spread across hundreds of permits a week.
Checked against every sub-permit on the job. Any PP on file, at any date, and it's not sent.
Only building permits under 60 days old, so you're calling before underground is awarded.
Remodels whose description mentions a kitchen, bath, plumbing or water heater, with no plumber filed.
Real permits Austin issued in the last seven days that need plumbing. Phone numbers are partly hidden here; subscribers get them in full, every morning.

Austin publishes every permit it issues. We pull the full feed each morning, so nothing slips past.
Each permit is decoded into plain English and checked against every sub-permit on the job, so we know which contractors are named and which trades it still needs.
Only new builds, pools and kitchen or bath remodels with no plumber on file, under 60 days old, each with the builder's phone.

Austin files each trade on a job as a sub-permit. Plumbing is PP. We check every sub-permit filed for the job, at any date, and only send jobs with no PP.
Both. You can turn on residential-only, or set a minimum job value, to shape the list.
Only as part of a remodel whose description mentions one and with no plumber filed. A standalone water heater permit means a plumber already did it.
Every lead comes straight from a permit the city issued, checked against every sub-permit on the same job, so we know who's already named. The "why" line tells you exactly which rule made it a lead. The job value and contractor phone are whatever the city recorded; when the city left them blank, so do we.
No phone numbers. Most leads are the contractor running the job, with their phone when the city lists it, which is most of the time. For work that follows a job, like a fence after a new pool, you get the owner of record and their mailing address from the Travis Central Appraisal District's public tax roll, ready for a mailer, plus whether they live there and when they bought. Owners who've had the appraisal district keep their records confidential are never included.
Most lists sort permits by the trade on the permit, so a roofer gets a list of roofs other roofers already sold. We sort by the trades the job still needs. We check every sub-permit filed for the job so we never send you one where your trade is already named, and every lead says in one line why it's yours.
Yes. Building permits and the appraisal roll are public records, and calling a contractor about work on their job is ordinary business. Owner records are for mail outreach only, which you agree to in our terms, and we remove any owner who asks. You're responsible for following do-not-call and anti-solicitation rules where they apply.
