• Roofing →

Roofing on new construction isn't permitted separately, so no roofer is on file.

• Landscaping & irrigation →

New builds need sod, beds and irrigation before final inspection.

• Drywall & insulation →

Insulation and drywall go in after rough-in, and neither is on the permit.

• Cabinets & countertops →

New kitchens and baths need cabinets and tops, and no cabinet shop is on the permit.

• Framing & carpentry →

Framing is never on an Austin permit, so the builder still has to line up a crew.

• Concrete & flatwork →

Slab, driveway and walks pour first. Reach the builder before the pour is scheduled.

• Painting →

Every new wall gets painted, and painters never pull a permit.

• Flooring & tile →

Flooring and tile aren't permitted, so whoever installs them isn't on file.

• Windows & doors →

Windows and exterior doors get ordered early. Bid before framing tops out.

• Electrical →

No electrician is on file for this job yet.

• Plumbing →

No plumber is on file for this job yet.

• HVAC →

No HVAC contractor is on file for this job yet.

Every new build gets a final clean before the certificate of occupancy.

• Building materials & supply →

Active job with materials still to buy.
